East Austin Development Roundup: Time Hasn’t Stopped, It Just Feels That Way

As we slide into month five of the pandemic, it’s easy to feel like time no longer exists — especially if you’re working from home and keeping your adequate social distance. But time has not stopped in the least for the men and women working on construction sites all over Austin, with new buildings rising all over town despite current events. Let’s take a look at what’s going on east of I-35 — if you haven’t spent much time over there lately, some of the progress seen here might surprise you.
Thunderbird – 2719 Manor Road
The 98,792-square-foot “creative office” project by local developer Lincoln Ventures going by Thunderbird hasn’t turned dirt yet at the corner of Manor Road and Curtis Avenue, but we’ve got some snazzy renderings anyway.
We’re unsure of the architects, but apparently the development will be anchored by a cafe from the Thunderbird Coffee folks, hence the name — you can see the logo in the first rendering. Maybe that’s why they’re closing their Koenig location?
Santa Rosa – 2709 East Fifth Street
A 30-unit condo community looking nearly complete at 2709 East Fifth Street, the Santa Rosa project comes courtesy of Chicago-based real estate firm Krug Development. It’s designed by local firm LEVY Architects, and the real building looks pretty close to its rendering:
Santa Rosa also includes six commercial spaces on the ground level, totaling about 4,200 square feet. It’s supposedly got a nice rooftop patio, but we couldn’t photograph that — just check out the rendering below, I guess:
