Formentera Partners, a diversified investment company based in downtown Austin, quickly outgrew its original office and expanded into an additional full-floor suite on the 22nd floor across the street. The goal for this new space was to create a seamless extension of the existing office, maintaining a consistent design language and material palette while implementing strategic cost-saving solutions.

The newly leased space was outdated and characterized by a maze of corridors and enclosed offices. This was a stark contrast to the open, collaborative environment the client envisioned. Levy Dykema transformed the layout and atmosphere, introducing modern finishes and light-filled open areas while identifying creative ways to balance design integrity with budget efficiency.

Instead of replacing the existing yellow oak doors to achieve a darker, more contemporary look, the team specified an embossed wood-look architectural film. This decision reduced waste and cost while achieving the desired dark walnut tone. Similarly, in the elevator lobby and reception areas, wood-look laminate wall paneling was used in place of real wood veneer, providing a cohesive aesthetic without compromising quality.

A central feature of the new office is the Town Hall, a large multipurpose space designed to bring together all employees from both locations. To maximize flexibility, an operable acoustic partition allows the room to transform from one expansive gathering area into two independent conference spaces.

Once considered a secondary, budget-conscious expansion, the new office has become the preferred workspace among staff and clients alike, and employees are now eager to move their desks across the street.
