Fannin Flats

Round Rock, Texas

We were engaged by JL Gray Construction to design their new headquarters. Having outgrown their previous space, the goal was to create an office that reflected their company culture, helped them collaborate more effectively, and took advantage of the unique site on Brushy Creek. 

The building showcases a thoughtful blend of traditional and contemporary elements that are unmistakably Texan, while still tuned to today’s sensibilities. The two-story structure is designed to relate to the human scale; the changes in material reinforce the proportions, while the expansive windows bring the outside in, reinforcing a sense of openness and connection. The clean, horizontal lines and flat roof are reminiscent of both mid-century modern architecture and the low-pitched gables of ranch houses. The shaded exterior zones hint at wraparound porches, updated in form but maintaining the spirit of social gathering spaces. 

 The stone elements throughout the building and landscape are local limestone, grounding the space in its geographic identity. Natural wood accents echo the warmth and texture of Hill Country homes. These materials aren't just aesthetic choices — they are climate-responsive, offering durability and cooling in Austin’s heat. Coupled with sweeping exterior views, these elements channel the relaxed rhythm of Texas living without sacrificing architectural sharpness.  

The interiors include both work and play spaces that reflect the client. A large, two-story lobby welcomes employees and visitors and provides visual connection to both floors. Exposed steel and concrete show off the workmanship of the contractor, while the warmth of the wood and living wall create connection with the outdoors. The first floor houses conference rooms, office space, and a break room. The second floor includes a multi-purpose room, executive offices, and an outdoor patio that is covered by the integrated roof and has views of the creek — perfectly suited for collaborative work sessions and company gatherings.
