Addie Roy

F260 Addie Roy is a 3-story, approximately 30,000 square feet building located on a high point overlooking the western hill country. Built in the early 1980s, it had not been maintained or updated significantly since. The Owner reached out to LEVY DYKEMA to modernize the building, updating both the appearance and the functionality of the building to meet modern tenant needs. 

LEVY DYKEMA reimagined the entry and completely re-skinned the building, bringing the exposed structure behind the building façade and converting some smaller balconies to rentable space. Large punched openings on the first two floors and continuous windows on the third floor both take full advantage of the spectacular views and also give the building a more human scale that aligns with the Texas Contemporary style. 

The repositioning effort was a total success. Prior to completion of the renovation project, the Owner was able to land a long-term lease for a full-building tenant who will take the building into its next stage of development.
